Understanding your rent and service charges.
How much is my rent?
The amount you pay will depend on your home and the specific services offered to you in your building.
The cost for your service charges is based on the actual running costs of those services.
For example, the cost of communal electricity is based on usage and standing charges.
What is a service charge?
Maintaining common areas
This may include ground maintenance like grass cutting and gardening
Shared utilities
This is for things like electricity for lifts or lighting in common areas
Building services
This could include repairs to the roof, lifts, or other parts of the building that everyone uses
Health and Safety
This is to ensure your home is safe at all times.
Management fees
Covers the cost of managing the building and keeping things running smoothly.

Are my rent and service charges covered by Housing Benefit?
- Proof of identity (passport, driving licence)
- Proof of address and tenancy agreement
- Income and benefit statements
- Bank statements (last 3 months)
- Any existing support documentation
If you are eligible for Housing Benefit, your rent and some of your service charges may be covered in full or part (depending on your eligibility and claim assessment).

If AHS pay for your utilities (gas, electricity, and/or water), you may be required to pay a personal contribution towards these costs – this will be referred to as ‘ineligible service charges’.
Rents Uplifts
AHS will write to you at least one month prior to any changes being made to your rent and service charges costs.
We will provide you with a detailed breakdown of your service charges so that you can see the services you will receive and the costs associated with them.
